The beginning.
In 1991 a Florida corporation begins and, with it, a way of working: the word given is the word kept.
A history to build on.
Experience is not a destination.
It is a foundation.
Before anything is seen, it is already structured.
Every structure begins
as a drawing that saw what was possible.
Preparation. Coordination. Discipline.
Every project is decided long before the first shovel. We settle scope, trades and cost up front, then stay with the work from the first line on the plan to the final handover. What is promised on paper is what gets built.
A clear introduction is all we need to begin.
New construction · Structure · Site work · Closeout
Northern Construction Corporation was founded in 1991 as a Florida corporation. Materials, codes and technology have changed since. Two things a project still needs have not: a clear scope, and people who do what they said they would do.
Years in construction are worth what they teach: which question to ask before signing, which detail to inspect before it is covered and when to bring the right trade to the table. We apply that judgment from the first conversation.
That is Northern's strength: having traveled the whole line. It knows where it comes from, understands where it stands and is clear about where it is going. And today that line has a name.
In 1991 a Florida corporation begins and, with it, a way of working: the word given is the word kept.
Markets that rise and fall, hard cycles, rules and materials that change. What lasts through all of it is not luck: it is structure, judgment and reputation.
More documentation, more clarity, better tools. Each stage adds and none replaces what already worked: the modern amplifies judgment.
Codes endure and expand: building codes and codes of honor. That blend of experience now serves a new generation of projects, hand in hand with Eli R. Alayo.
Built right, all the way through.
Meet Eli R. Alayo →We are the sum of every stretch.
Built in South Florida, where storms, codes and markets keep changing. The work has kept going.
No two projects share the same priorities. We start by understanding the scope, the people involved, the timing and the conditions that define success. We then assemble the qualified trade partners the project requires and oversee them directly, so quality, schedule and cost are managed from the first decision to closeout.
Our work follows the project from the first decision to closeout and rests on five realities: scope, coordination, schedule, cost and risk. We also keep what few still do: care for the detail, the finish and the craft of the people who build it.
Scope, estimate review, qualified trade partners, contracts and risk, settled before work begins.
The decisions that weigh the most are made before the first shovel. We read the drawings the way a builder does, define scope and sequence, test the budget and schedule against reality and assemble the qualified trade partners each scope requires.
Office and field coordination, costs, changes and payments, directed to one standard of quality.
A project is a coordinated effort. We align owners, designers and trades so decisions are made once, clearly and by the right people, and we follow cost, change orders and progress against the plan, under the contracts, permits and licenses that apply. Eli R. Alayo holds Florida Certified General Contractor license CGC049706.
Final inspections, punch lists, documentation and a closed account, so the project is complete in every sense.
A project is not finished when construction stops. It is finished when obligations are fulfilled, records are complete and the project is properly closed. We follow punch lists, closeout documents and the final account. Legal rights and filings remain with licensed attorneys.
Construction Management is also offered as private consulting by Eli R. Alayo: a confidential, one-to-one advisory for owners and builders who want an experienced hand on planning, costs and decisions. elialayo.com
Most of a project's outcome is decided before the first shovel: in the scope, the sequence and the people at the table. That is where Northern puts its attention, and why we ask the hard questions at the start.
Trust is not claimed. It is earned through a defined scope, documented decisions and work that holds up after handover. That is the standard Northern brings to its next chapter.

Eli R. Alayo is President of Northern Construction Corporation and holds Florida Certified General Contractor license CGC049706. He reads a project the way a builder does: how it will be framed, where the trades will meet, where a detail is likely to fail. That perspective guides how Northern evaluates and runs its projects.
Eli has built in South Florida since 1980. Northern takes its name from where he learned to build, in northern Peru, among builders and artisans. He carries that craft into every project: the detail, the finish and every step of the process. For him a promise is a structure: it has to hold. A man of his word and of action, he holds himself to one standard: do what was said, and do it right.
Our priority is to be clearer, not louder: about what we do, how we take on projects and how we work with clients and collaborators.
Two people. One standard. Every day.
What holds Northern together on the inside is what you meet on every project.
Many jobs in motion. One experienced eye over all of them.
Respect for the client's investment. Respect for the people who do the work. Respect for the complexity of the project. Clear expectations and careful coordination create the conditions for better results.
We begin with your goals, the project context, the constraints and the expectations.
We consider the resources, qualifications, trade involvement and oversight the scope may require.
We clarify responsibilities, communication and the conditions to move forward.
When an engagement is accepted, specialized trade partners carry out the work under our direction, within the applicable contracts, permits, licenses and project controls.
We start by listening. Before talking about solutions, we seek to understand the purpose of the project, the people involved and the realities that could affect delivery.
A well-started project is recognizable because no one is in a hurry to decide what they do not yet understand. Listening first does not delay the work: it prevents having to redo it.
Ambiguity is expensive. We value defined deliverables, documented decisions and transparent communication throughout the engagement.
What is agreed in writing is delivered without argument. Clarity at the start protects everyone: the owner, the team and the relationship. It is the modern version of a word that holds.
Construction is a coordinated effort. The quality of communication among owners, professionals, trades and project teams matters as much as the drawings.
The best results come when each person knows what is expected of them and whom to turn to. We look after that network of people as carefully as we look after the concrete.
Not every opportunity is the right one. Responsible growth includes knowing when to move forward, when to ask more questions and when to decline work outside the appropriate scope.
Saying no in time is also a form of quality. We take on only the work we can supervise to the standard we promise.
The North Star has long been a constant point of reference. It does not remove the challenges of the journey. It gives direction when the path is uncertain.
It is not the brightest star in the sky. It is the one everything turns around.
We bring decades of judgment to people who understand that quality is decided before the first shovel breaks ground.
We adapt to the conditions without compromising our standards. That is our True North.

A conversation about what you have built and what comes next.
Whether you are an owner or developer evaluating an upcoming project, or a team looking for a qualified construction partner, we welcome a clear introduction to your goals, scope and budget.
Tell us what you are planning. We read every inquiry with care and tell you candidly whether Northern is the right fit, before you commit to anything.
