The beginning.
The work began in 1980. In 1991 the Florida corporation followed, and with it a way of working: the word given is the word kept.
Meet Northern Construction Corporation →I help owners, developers and builders decide well, before construction begins.
A short note is enough to begin.
My work is new construction and multi-family buildings, where an idea has to become a real structure that meets code.
I see a project before it exists: how it will be framed, where the trades will meet, where a detail will fail. I notice what few still notice: the detail, the finish, the hand behind the work. Joined to discipline in process, technique, codes and State requirements, that is what I bring to the decisions that shape a project, from the first one to the last.
That is my strength and Northern's: having traveled the whole line. I know where we come from, I understand where we are and I know what the next project needs.

Meet Northern Construction Corporation →Markets that rise and fall, hard cycles, rules and materials that change. Building since 1980. What lasts through all of it is not luck: it is structure, judgment and reputation.
More documentation, more clarity, better tools. Each stage adds and none replaces what already worked: the modern amplifies judgment.
Codes endure and expand: building codes and codes of honor. That blend of experience now serves a new generation of projects, starting with yours.
The old standard, carried into a new era: work that looks right because it is right, at every layer, not only on the surface.
Start a conversation →We are the sum of every stretch.
Eli R. Alayo has been building in South Florida since 1980. Graduated in Civil Engineering in Peru and licensed in Florida as a Certified General Contractor, he brings decades of hands-on work and what no plan can give: the judgment to see a project before it exists.
He learned to build among builders and artisans, and it shows in what he notices: the grain of a hand-carved surface, the weight of a true material, the joint no one will see. Tools and systems evolve; some things are kept: the eye for detail, the care with every figure and every step. For him a promise is a structure: it has to hold.
What he builds and who he is are the same thing.
A man of his word and of action, humble, with principles of iron. He wants to be known for the work done right, and for a legacy his family can be proud of: a clear conscience, money well earned and a life's work aligned with upright values.
Eli R. Alayo's approach to construction has been shaped by decades of hands-on experience, careful observation and a steady commitment to the work itself.
His belief is simple: good results are built through consistent effort, sound judgment, attention to detail and the willingness to stay accountable.
That understanding goes beyond the technical demands of a project. It includes preparation, relationships, the discipline of execution and the responsibility that comes with every decision.
South Florida is a demanding place to build, in the weather and in the market. Through storms, shifting codes and changing economies, Eli has kept the company standing and the work moving.
His leadership is grounded in presence rather than prominence: listening before speaking, understanding before deciding, and letting the quality of the work earn its own credibility.
Experience is not measured by time alone. It shows in the judgment developed, the trust earned and the work accomplished.
Construction management as private consulting: one experienced professional on your side, from the first decision to the final closeout. The decisions made in the office are the ones the field has to live with. I work with owners, developers and builders, and only on what I can truly stand behind.
Scope, estimate review, contractor selection, contracts, risks and a realistic budget, before money is committed.
This is where much of a project is won or lost. I read the drawings the way a builder does: how it will be built, in what order and where it will cost more than it shows. Together we review scope, trade coverage, contract terms and schedule, so what is signed matches what will be built.
Quotes, long-lead items, submittals and delivery dates, so materials and trades are secured before work starts on site.
Many field delays are decided months earlier, at the purchasing table. I help compare quotes, flag long-lead materials, track submittals and approvals and confirm that what is bought matches the plans and the schedule, so the crew is never waiting on a delivery. Contract and legal terms stay with your attorney.
Office and field coordination, costs, changes, payments and progress, so the plan survives the job.
Projects get complicated when nobody knows who decides what. I help keep responsibilities clear, follow costs against the plan, review change orders and payment requests and keep what was agreed from being reinterpreted halfway through the job.
Final inspections, punch lists, documentation and final account review, so a project is closed, not just finished.
A project is not finished when construction stops. It is finished when obligations are fulfilled, records are complete and it is properly closed. I help track punch lists, closeout documents and the final account. Legal rights and filings stay with your attorney.
In a project where everything moves, the owner needs one fixed point.
When you own the project but not the construction, you need a builder's judgment working only for you. As your Owner's Representative I sit with you in the meetings, read what is being proposed and make sure the decisions that reach the field are the ones you actually made. Scope and authority are defined in writing, and legal matters stay with your attorney.
You are building or renovating and the language of the trades is not yours.
I turn plans, bids and schedules into plain decisions and watch the work on your behalf.
A build-out, a renovation or a new building, with a budget and a date to meet.
I review scope and cost against the plan, follow progress and raise problems while they are still small.
Many decisions, many parties and capital waiting on each one.
One experienced voice that coordinates designers, contractors and suppliers and keeps the project on its plan.
A construction matter where someone has to understand what was built, and why.
A builder's reading of the documents, the scope and the sequence of the work. No legal opinions: those stay with you.
A focused technical review before you buy land or a property, or sign a contract. I read what a builder reads: what the site and its constraints could cost, how building code and local requirements may shape the design, and whether the preliminary budget matches the scope.
Geotechnical engineers, surveyors and attorneys are brought in for whatever requires their license. The goal is simple: you commit capital knowing what you are committing it to.
Budget, schedule, quality and what a good result means to you.
Review bids, contractors and designers, side by side and in plain terms.
Scope, sequence, procurement and the dates that cannot move.
Meetings, site visits, costs, change orders and payment requests, reviewed as they happen.
Problems named quickly, with options and their cost, while they are still easy to fix.
Punch list, documents and final account, so the project is closed, not just finished.
A professional who acts for the owner during design and construction: reviewing, coordinating and advising so the owner's interests are protected at every stage.
The contractor builds. A representative works for the owner, not for the builder. On a project where I represent you, I am not the one building it.
No. Designers keep their role and their responsibility. I help the owner understand, question and coordinate what they produce.
As early as you can, before contracts are signed, while decisions are still easy to change.
Scope, authority and fees are agreed in writing before work begins. Contracts, claims and legal rights stay with your attorney.
The decisions that shape a project are made before changing them becomes costly.
A defined scope, clear deliverables and a timeline agreed in advance, from a first review to construction management through closeout.
Ideal when there is a concrete project on the table. Together we define the scope, what you will receive and when, and everything is put in writing before we begin.
Ongoing advisory under agreed terms, so you have an experienced voice while your projects move, change and grow.
For those who build or invest steadily. It is a long-term relationship: I know how you work, your projects and your priorities, and I am available when the important decision comes up.
A focused conversation about one decision: a bid, a contract, a sequence, a risk. Clear judgment, without a long commitment.
Sometimes all it takes is an hour with the right person. You arrive with the decision in front of you and leave with perspective, better questions and a clearer path.
Scope, timing and fees are defined together and in writing before any work begins.
Tell me about the project and the decision in front of you.
Scope, timing and fees are agreed together before we begin.
Clear, experienced judgment while decisions are still easy to change.

A conversation about what you have built and what comes next.
You have built through storms, codes and markets. You do not need convincing. You need someone who speaks your language.
